What’s been going on in the Incline Village Real Estate Market?  Find out here as each week we post the new listings, new escrow and SOLD properties right here! In the last 2 weeks of December the following has been happening in our market…Here is what has been happening December 16th-31st…

12 New Listings in Incline Village Real Estate…872 Tanager #14 at $150 is the lowest priced condo on the market aside from 383 Willow Court #3 that just listed for a crazy $90K.  This property has severe water damage and will likely take about $50K or more to fix up.  Once fixed up the unit is quite nice with tall ceilings upstairs and a one car garage.  The downfall is the complex itself, with only 4 units, no apparent signs of an HOA doing anything about the exterior of the property.  Bummer!  1302 Uri just had a face lift with new kitchen and bathroom upgrades, new carpet, new paint and new price of $339K, not surprised that it is already in escrow.  929 Northwood #55 in Third Creek was a winner of a unit and again already in escrow after only 2 weeks on the market.  560 Chiquita is an interesting property with lakeviews and a non-traditional style floor-plan.  561 Len Way is a new build project with plans and details on line.  Only down fall is the small lot and not alot of privacy around it and still…$1.368Mil.  970 Dorcey is back on the market after selling last year.  This is the only single family residence currently on the market under $500K.  606 Lakeshore has been on and off the market over the past several years and now boasts a new price tag of $.14Mil.  823 Freel was never formally listed, but hit the MLS for comp purposes only selling for $989K.

6 Price Reductions for Incline Village Real Estate…with only one to really talk about.  810 Alder #80 re-listed for a higher price of $245K, but is NO LONGER a Short Sale.  This units gets $1050 in rents per month and is currently rented month to month.  Easy to see and could be a great investment for someone or starter unit.
