Incline Village Real Estate Market Update for June 24th-June 30th 2013

Wow, the first day of July and I think Summer just hit in FULL FORCE.  It’s hot, hot, hot and so is the Real Estate Market.  For the week of June 24th-30th there were 23 New Listings on the market and 3 of those are already in escrow and 1 SOLD.  This week 9 properties revised their prices, one even went up in price and there were 25 Status Changes, meaning new escrows, properties back on the market, homes sold and others that were rejected by the market and have either withdrawn or expired.

23 New Listings Of the 23 new listings the hottest properties of course are the three that are already in escrow (387 2nd Tee at $1.495, 517 Catherine at $650K and 144 Village #85 at $409K) and the one that hit the market already SOLD (obviously just for comp purposes…but! 929 Northwood #11 at $630K, Third Creek Unit).  Others to look out for include 908 Harold #46 at $375K, 967 chipmunk Court at $989K comes complete with lake views and a great floor plan, 1137 Lucerne at $699K, 202 Silvertip Drive at $595K with low elevation and big sunny deck…requires some remodeling and updating, but price is right!  647 Martis Peak at $1.295Mil.

9 Price Changes  In my opinion, none of the price changes are that exciting.

25 Status Changes  There were 13 New Escrows, 10 New Sales reported, one back on the market at 744 Tyner Way and one that withdrew on 684 Wilson Way #A.
