Incline Village and Crystal Bay Real Estate Market Watch 2/27-3/4 2012

Yeah, more activity in the market.  Does this mean recovery?  We get that question everyday.  The signs in the market are pointing towards recovery with a decrease in inventory, steady pace of new escrows and closed SALES.  If you are a Seller in this market, that is GREAT news, but will still take some time before you see the results of that.  If you are a Buyer in this market, the timing is still GREAT.  Interest rates are low, inventory is still in abundance with over 19 months in most price bands and categories, but do not wait too long as the good properties are going fast!  Remember the saying…’You snooze you lose’?  Well, if you wait too much longer we will already be started back up the bell curve.  IT looks like we have already headed in that direction and if you wait to long, what you might recover in a lower price you might pay for in a higher interest rate (which is worse) or the prices just might start to rise (not likely for another couple of years though).  For the week of February 27th-March 4th 2012 the following was happening inside the Incline Village and Crystal Bay MLS…7 new listings hit the market (one of those already in escrow), 5 price changes (all reductions, no surprise) and 27 status changes…13 new escrows, 4 BOM-Back on Market, 5 SOLD homes and 5 rejected by the market.
