Incline Village Foreclosure and Distressed Property Update May 2012

Not much going on in the Foreclosure and Distressed Property world for Incline Village and Crystal Bay.  These distressed properties have been few and far between for the last several months.  Auction sales have come to a screaming halt and the short sales and foreclosures or REO’s have done the same.  Still we keep our eye on the market for you as to what is new and potentially coming on the market…Here is the most recent update for May 2012 in the Distressed Properties for Incline Village and Crystal Bay.

Incline Village Market Statistics April 2012

Not a lot of April Showers to bring May Flowers…Inventory is at an all time since the height of the market.  What does this mean for Incline Village Real Estate???  It means Sellers have a GREAT opportunity to REALLY showcase their homes and bring their A Game.  Buyers, you must be ready to strike.  Learn and study the market with a qualified Realtor who knows and can guide you i the right direction of the market.  As a buyer you can educate yourself on-line all day long, but when it comes down to the buying process you need the expertise of an agent in the market who ‘gets it’ and can show you the good, the bad and the ugly.  You want to make a smart REal Estate investment for your future gains.

In April there were 126 Condominiums on the Market with 26 Escrows and 7 SOLD.  Compare that to the same period last year and we are up 2% in active properties, up 19% in escrows (keep in mind many of those are Short sales that have been in escrow for a long, long time (somewhat skewing that data) and even with sales.

PUD’s or Planned Unit Developments (Freestanding Condominiums) were at 37 active properties, 7 escrows and 2 sales compared to the same time last year…down -14% in inventory, down -43% in escrows and up 50% in sales.

Single Family Homes had 161 active properties, 31 escrows and 5 sales, compared to 2011 same time frame -4% in inventory, up 61% in escrows and down -20% in sales.

Is Real Estate starting to heat up in Incline Village and Crystal Bay?  Typically at this time of the year we see many new homes on the market and the tour fills up for the Broker’s each week, maxing out at 20 properties.  Looks like things are warming up, but heating up…NOT YET!  Inventory levels are the lowest they have been in years.  Most of the available inventory has been on for some time and really….quite STALE!  Sellers…if you are interested, now is the time to heat things up with the best in show and the best in price.

Incline Village and Crystal Bay Market Watch April 23rd-29th 2012

Want the down and dirty on the market, but do not have time to search all over the internet for the information.  Each week we look at the previous week and report to you what is happening in the Real Estate Market in Incline Village and Crystal Bay NV.  We wrap it up in a pretty bow and easy to read format to give you the edge on the market data.  For the week of April 23rd-29th, 2012 there is not much to report.  A few new listings (actually new to the market, not just a new realtor or back on again).  Only one property sold, but several went into escrow.  This week there were 11 New Listings that hit the market, 7 Price Changes and 12 Status Changes of those…2 are Back On Market after being in escrow, 3 new escrows, 3 escrows went under contract meaning they are just awaiting their close date, 3 properties were rejected by the market and only 1 sale.  Here is the market snapshot for the week…

It is officially the ‘Tweener Season’ where Winter has ended, ski areas are closing (even though the snow is some of the best we have had all year) and we wait for Spring to heat up a bit and push us full steam into Summer. Sales were slow this week with only 1 Sale reported to the MLS, but we appear to remain steady while new escrows keep on coming. The good deals are going fast so as a Buyer you must be ready to strike. Inventory levels are currently low, new inventory steadily coming on the market and all indicators on that we are working our way to the recovery. Sellers beware as more and more inventory is going to hit the market in the next couple of months as we head into our busiest season for Real Estate. The good news is that market indicators suggest we are past the bottom of the market and on a slow and long journey to recovery. This does not mean that prices will be rising anytime soon, but it does mean that while inventory levels, your competition is lower and with attractive pricing and amenities on your home you may just get that offer you have been waiting for.
